Bluff Creek Ranch has it all-elegant estate living, wide-open spaces, beautiful live water, magnificent hilltop views and excellent location equidistant from Austin and San Antonio being only 50 miles either way and in the epicenter of the wine corridor.
Elegant Estate
The Bluff Creek Ranch compound, as a whole, was custom designed to take advantage of the surrounding Hill Country views. A total of just under 6,000 sq. ft. of living space is divided into three main elements:
-
Main Ranch House - a 3,663 sq. ft. Texas Mediterranean home with views of the 100-foot Grape Creek cliffs on one side and wide-open pastures and the winding upstream North Grape Creek on another. Highlights of the design include Mexican terra cotta roofs, deep overhangs, ipeËŠ-exposed roof rafters and beams, locally-sourced stone walls, large open-concept great room, 2-sided stone and stucco fireplace, tall windows, sloped ceilings capped with 24-foot-high clerestory, and cut travertine floors. In addition, the spacious master has a sitting porch off the master bedroom that overlooks the beautiful creek below. This home was engineered to withstand hurricane winds, being constructed of masonry construction exterior with steel concrete reinforcement. Both the outside and inside were all stones sourced from the ranch.
-
Bunk House - a perfect place for family and guests, this 1,926 sq. ft. house has an entertainment area, 3 bunk rooms, and 3 baths--with enough room to sleep 14 people.
The main elements of the compound are connected by 2 loggias. The loggia between the main house and bunk house is designed for outdoor living and features a fireplace, sloped wood ceiling and outdoor shower. The second loggia connects the main house and garage and provides a second outdoor living area with an outdoor kitchen.
The built space of the estate forms a “U” that surrounds a landscaped courtyard with stone walls and 4,000 sq. ft. deer-proof garden. Along the back of the house lies the Creek Terrace, a large outdoor patio that overlooks North Grape Creek and has an expansive 180-degree view of the property. The terrace includes an outdoor kitchen and dining area, perfect for watching the spectacular sunsets.
Miles and Miles of Texas
The 168.44+/- acre Bluff Creek Ranch defines Hill Country living at its finest. The well-maintained, diverse property ranges in elevation from 1,200 to 1,380 feet, affording stellar views of the countryside. The ranch has over 1,590 feet of frontage along North Grape Creek, highlighting the crystal clear water that runs beneath limestone ledges and is surrounded by majestic cliffs.
Mature trees of American Sycamore, Live Oak, Pecan, Ashe Juniper, and others intermingle throughout the property among native grasses and bush. Carefully-groomed areas around the site create private, park-like areas. A 4.25+/- acre pasture on the west side of North Grape Creek has deep sandy loam soils perfect for a small farm or food plots for the abundant wildlife, including Whitetail deer, Rio Grande turkey, grey fox and many species of birds.
Green/Sustainable Design
The original owners of Bluff Creek Ranch had a goal of becoming carbon neutral with the property. The architect incorporated several Green/Sustainable design and construction features to reduce the ranch’s carbon footprint, including:
-
Passive Solar Energy Design
-
Comprehensive Thermal Insulation
-
Radiant Barrier
-
Low Air Infiltration Building Skin
